The $60 million Arcadia Gardens independent living community will be built on the Amara Shrine property just south of Legacy Place.
PALM BEACH GARDENS – With white hardhats and golden shovels, local and national officials broke ground Wednesday on a $60 million luxury rental community for active seniors in Palm Beach Gardens.
A ceremony for the Arcadia Gardens independent living complex on RCA Boulevard drew executives from the project’s co-developers as well as elected officials and other legal and financial representatives.
The complex, which will be built on the Amara Shrine property just south of Legacy Place, will feature 220 one- and two-bedroom apartments and two-bedroom suites in two buildings on top of a parking area, as well as a 15,000 square-foot clubhouse.
The Amara Shrine Center was demolished last month to make way for the complex, which is for ages 55 and over. The adjacent Moose Lodge building will remain.
The Troy, N.Y. based United Group of Companies is co-developing Arcadia Gardens with Palm Beach Gardens-based Sina Companies. “We’re really excited,” said Malcolm Sina, executive chairman of Sina Companies. “United Group of Companies will be our partner, and they’ve done this successfully all over the country, most recently in Naples and Bonita Springs. They really understand the local marketplace and demographics here.”
Arcadia Gardens will feature two identical ‘L’-shaped residential buildings and a clubhouse. The clubhouse will include a living room and fireplace, a commercial kitchen with optional dining programs, a dining room and lounge, a game room, an arts and crafts room, a media center, a state-of-the-art fitness center and yoga studio, and an onsite private salon and spa.
All the apartments will have a screened-in patio, a kitchen, a washer-dryer, luxury finishes and 9-foot ceilings. Outdoor facilities include a resort-style pool; kitchen and fire pit; croquet, pickleball and bocce courts; a community garden, a dog park and a private lake with walking paths.
The project is “exciting for the city because it provides an inventory of housing we don’t have,” Palm Beach Gardens Mayor Mark Marciano said. “It’s an interesting piece of property that we’re excited to see brought into the city because it fills a niche. It fills a need.”
Rents are projected to start at $2,450 for one-bedroom apartments and $3,295 for two-bedroom apartments, Sina said. Rent rates are subject to change.
Developers also have agreed to pay the city $550,000 for workforce housing.
Construction on the clubhouse will begin first, followed by the two residential buildings. The entire project should be completed in about 22 months, Sina said.
Interest in Arcadia Gardens is high, Sina said. More than 80 people have been placed on the project’s prospect list, and that figure is expected to grow quickly.
“It’s the demographics and the proximity to all of the amenities that the senior adult would like,” he said. “Nearby there’s two million square feet of retail, good restaurants and the community college with continuing education programs. All of those things are factors to active adult seniors.”
